Total transformation of the property for optimal use, modern design, and particular attention to sustainability
Renovation of an Apartment for Mixed Use: Comfort, Design, and Functional Efficiency
State of Fact and Initial Assessment
On the first visit, the apartment showed obvious signs of obsolescence and poor distributional functionality:
- Flooring, wall coverings and ceilings entirely covered with beige velvet adhesive carpet;
- High-temperature floor heating system., no longer compatible with current efficiency standards;
- Exposed electrical installations, which do not comply with current safety regulations;
- Poorly positioned kitchen, with a floor plan development that compromised the usability of the living area.
Project Solutions and Executive Interventions
The intervention began with the complete removal of the existing coatings and the complete scraping of the wall surfaces. At the same time, the implementation of the plant tracks within the perimeter walls, necessary for new electrical and plumbing distribution.
Subsequently, the following processes were implemented:
- Installation of anti-impact acoustic mantle., to reduce noise transmission between different rooms and floors;
- Laying of new wood-effect porcelain stoneware flooring., size 25×150 cm, brand MARAZZI, on the entire surface of the property;
- Delineation of the kitchen area through the use of multicolored hexagonal tiles set into the wooden flooring, to visually define the spaces without the use of wall dividers;
- Bathroom area finished with a wood-effect stoneware floor, juxtaposed with stone-effect porcelain tile, consistent with the property’s original materials.
Technical Lighting and Design Solutions
Given the widespread presence of reinforced concrete structures, even in the interior, it was impossible to work on the lighting in a traditional way. To solve this critical issue, a solution with high scenic impact was designed:
- Custom-made LED channels., shaped in the workshop to figuratively represent “lightning bolts,” inspired by a stormy day.
This solution gave the environment a contemporary and dynamic character, transforming a technical limitation into an element of visual identity.
In addition, the following were installed inserts and plates from the BTicino Living Now line., recognizable by its essential and innovative design, consistent with the minimalist and technical aesthetics of the intervention.
Energy Efficiency and Sustainability
The property has been completely converted to electric, eliminating any gas supply:
- The DHW boiler has been replaced with a model with low energy consumption, selected to reduce environmental impact and improve performance.
- The choice of an all-electrical system, combined with the quality of insulation and new finishes, significantly improved the apartment’s overall energy efficiency.
Solution: Technical-Bureaucratic for Aero-Illuminating Ratios
During urban planning verification, a nonconformity related to the aeroenvironmental ratios. In order to comply with current legislation, action was taken with a technical-design furniture solution:
- Insertion of Full-width cabinets with a height of 2.00 meters., used to subdivide functional spaces and meet regulatory requirements without resorting to fixed walls.
Conclusion: Functional, Aesthetic, and Efficient Living
The project was able to transform a dated and nonfunctional property into a contemporary, comfortable and versatile space, suitable for both private life and professional-type activities. Attention to detail, use of high-end materials, and integrated management of systems, finishes, and distribution make this intervention a concrete example of quality residential redevelopment.
